Many clients prefer our affordable, dedicated clerical preparation and electronic recording coordination service. We prepare your deed accurately from your written intake details and coordinate end-to-end electronic recording via Simplifile—saving you time, high legal retainers, and county clerk rejections.
Property Intake & Clerical Drafting: We provide a structured intake questionnaire. Our team accurately types and prepares your state-specific deed using standardized, vetted legal form templates based strictly on the factual information you submit.
Intake Verification & Accuracy Agreement: Clients review and sign an accuracy confirmation agreement prior to execution, verifying all legal descriptions, parcel IDs, and grantor/grantee designations.
Copy of the County Deed:
a. The client is strickly responsible for prividing a fully signed and notarized copy of the deed. The document MUST be legible and readable.
b. The client is responsible for prividing a true, legible, and complete copy of the last recorded deed to the provider so that formatting, legal descriptions, and accurate parcel details can be verified.
The Provider is not responsible for paying fee-based access or subscription charges to retrieve old records from localized jurisdictions.
Pre-Filing Fee Calculation & Written Approval: Prior to submitting any file to Simplifile (eRecording platform), we review the county records to verify the information and calculate the exact county statutory recording fees and documentary stamp taxes directly from the Simplifile system and itemize them on the client's written agreement for review and approval.
Payment: Once we calculate the total fee, we then send an invoice to the client for payment via Stripe or PayPal. If there is any rejection by the county clerk, a second invoice will be sent to the client for payment
Clerk Formatting & Visual Standards Review: Pre-submission visual review to ensure margins, notary acknowledgments, and statutory layout requirements meet county clerk recording prerequisites.
Direct Simplifile Electronic Submission: We coordinate and submit your completed, executed deed directly through Simplifile to the county recorder for fast processing.
Official Recorded Record Delivery: A certified digital PDF copy showing the official county recording stamp, instrument number, and book/page details delivered directly to your inbox upon county clerk acceptance.
